Kopitiam yourself = You can collect rental by letting out stall say RM400 per stall
= You can earn some from selling drinks
= You need to hire foreign workers at least 3 to help u out
= You and family need to rotate to take car the busienss say 7am to 11pm
= You need to fork out omney for renovation and settle license permit and etc
= You also need to know some taiko at the area cause some other taiko might kacau time to time
= You also need capital to survive if starting business no good maybe for 6 month

Also if u realy one to open business please survey cusomer volume and flow passing by ur shop before
decide on the busiensss. Many friends simply throw money open business and hope earnign big money.


basically melaka is a hotspot, but the shoplot in these places has been strike up to rm400-600k... :deem
for those ordinary shoplot at the housing estate, the price ranging fr. rm200-300k.

thus, the rental for a double-storey shoplot are forecasted at rm1.2 - 1.5k
if the area is a high customer volume & great flow passer, rental easily hit rm2k & above.

my initial idea will be ====>>>> rent out
( find a tenant to run a kopitiam & let him to run the ''show'' himself)

You have to work long hours & scarifies holidays. Make sure the volume of people vs other outlets available. There must be a specialty that makes your outlet different from others.

Those successfull business man we see is only few percent.
Thos who fail is countless.
Too Bad that OCMAx not posting anymore.
He had more things that can share with us.

As for me i m making another move from present company will be joining a smaller company where same time doing technical and can do some sales activity when free.

Age of 40 is crisis to a man who work in private sector.
So i betetr get myself prepare...

Hope to catch up some sales skill.

i heard many of my old fren those failed in these bizz such as :-

1. teleshop, too competitve & less capital to challenge nx door's teleshop.
2. kopitiam, godd bizz in the beginning but eventually getting poor.
3. joint-venture among fren, bizz cock-up due to idea-crashing.
4.

of-cos there are plenty of sample out there.........

as our age is catching up close to 40, that's the main reason myself keeps on talking in this thread.
